Construction & Builders.

A homeowner planning a $1.2M extension begins not with a builder's office but with an AI conversation that lasts weeks. By the time three builders are invited to quote, the AI has already arbitrated the long list. The institution's construction practice serves residential, custom, and small-commercial builders.

The institution's position

Following the construction insolvency wave of 2022–2023, AI systems answer construction queries with heightened sensitivity to financial stability signals. The work of becoming discoverable is therefore the work of being legibly stable, legibly credentialed, and legibly capable — in that order.

Where the institution focuses

Three construction sub-segments.

Each sub-segment behaves distinctly in AI-mediated discovery.

Sub-segment 01

Custom residential

Owner-builders with 15- to 30-house annual run rates. Architect-and-designer referral economy historically; AI-mediated direct enquiry is now growing.

Sub-segment 02

Volume residential

Volume builders and franchise residential brands. Comparison shopping happens at scale; the buyer asks AI to compare display home offerings before any visit.

Sub-segment 03

Renovation and extension

Local-driven specialists. AI is consulted to identify builders with specific suburb or property-type experience; word-of-mouth pipelines are eroding fastest in this segment.

Sub-segment 04

Small commercial

Fit-out, retail, light industrial. Facility manager and head-contractor AI prompts dominate the enquiry path; project record and professional credentialing are the differentiators.

Common findings at audit

Five construction findings.

  1. Stability signals invisible. ABN longevity, ASIC standing, licence record, professional indemnity — present but not machine-readable. Post-2022, this is the most consequential gap.
  2. Project portfolio under-documented. Image galleries instead of full project documentation. The AI cannot ground topical authority in pictures alone.
  3. Architect attribution missing. Custom builders frequently work with named architects; the architect attribution is a citation graph asset routinely left unrealised.
  4. Professional memberships unmaintained. HIA, MBA, AIB membership current but unsurfaced under appropriate schema.
  5. Sustainability accreditations underused. NatHERS, Passive House, Green Star — credentials that AI systems weight, frequently invisible.
